Learn How to Increase Rental Income Through Co-Living
Welcome, I’m Vance. I teach landlords how PadSplit works and help them evaluate, plan, and prepare their properties for co-living.
I owned the properties, but I wasn’t seeing the income I expected.
I’ve been investing in real estate since 2013, working with Section 8, traditional rentals, and Airbnb. I believed in building wealth through real estate, but the profit wasn’t always what I thought it would be. With everything getting more expensive, I knew I needed to rethink how I was using my properties.
Co-living through PadSplit changed that for me. I could earn income from individual rooms while providing housing for people who couldn’t comfortably afford an entire rental on their own.
That experience is why I teach this today. If you’re looking at your rental and wondering how to make the numbers work better, I understand where you’re coming from.
Whether you’re buying your first rental or rethinking a property you already own, start by understanding whether co-living fits your plans.
You want to get into real estate, but the advice online is endless and often conflicting. You need a practical starting point and someone experienced to ask questions.
Your rental takes more time, energy, or money than you expected. You want to understand whether a different approach could fit your property and your goals.
You've heard about renting by the room and want to understand how it works, what it requires, and whether it suits your property and local rules.

Co-living means renting individual rooms in a shared home to separate residents, who share common areas like the kitchen and living room. Rooms are often furnished, and some setups include utilities in the room price. Local zoning, HOA, licensing, and occupancy rules vary, so they need to be checked for each property.
Virtual Consulting is a 12-week program with six one-hour calls and direct text access, so you get guidance while you carry out your project wherever your property is. Hands-On Consulting is a 12-week program for Tampa Bay properties only, with weekly one-hour calls, four property visits, and direct text access.
Coaching does not include property management. I help you understand your options and decisions; I don't run your property or handle residents for you.
No. Real estate outcomes depend on the property, market, financing, local rules, and many other factors. Coaching is meant to help you make more informed decisions, not to promise income, occupancy, or returns.
